Properties in areas like Silver Spring, PG County, etc. are significantly cheaper and have consequently drawn my eye as a better foundation for a diversified investment strategy.

The Mountain markets are really starting to heat up - a couple years ago condos in Eagle and areas surrounding Vail where cheap!

Matt it’s awesome for paddle boarding  I will send u pics   We have a nice sandy beach as well with gentle slope into the river we are affected by the tide though  eagles  osprey hawks  big ocean going ships going up and down river lots to see  it’s just one of those very under radar areas  puget  island and we are on west sunny sands west about 1.5 miles of the ferry landing   So ferry to Oregon and 30 minutes to Astoria  bridge to cathlamet wa  30 minutes to the 5  

I lived in Glendale and Eagle Rock before but it was like 16 years ago.

Not people who were born with a silver spoon either.

Sometimes people will spray silver oxide barrier after install.

Just like any strategy it's not a silver-bullet "perfect" strategy for any and all, but to say it's bad, lol, that's just plain ignorant. 

Silver lining is there were rent caps, so after the first one, I was able to increase the rent $400 and get back some of that money. 

Even when things go wrong, there's a silver lining in everything.
