Happy to clarify any info in the comments.I've researched online but just found generic advice with no concrete answer, so I figured I'd come to the community I've always trusted and who share our RE background.

So, Zoho is really our chosen platform for CRM.Both of those solutions are generic and require some serious "development" - but you don't have to be super techy.

The next day Hubzu sent me a generic email saying that the auction ended Unsucesfully.  

If you are lucky they will tell you some generic response but no one tells you how they came to their conclusion.

The first two questions were answered with reasonably generic responses, as I would expect.

Use a generic lease a property management company uses.

I had used the Green stuff as well as generic Draino and neither worked on that clog. 

Never run a generic CMA, it is what newbies do and they are too unpredictable.
