There is some damage to the home (broken doors, nails and holes in wall, bad odor due to not cleaning (and cats I assume), and destroyed carpets. 

We’re looking to remodel our small kitchen (about 12 x 12, L-shaped), and convert the garage into 2 bedrooms (not an ADU, no added bathrooms or kitchen, just adding bedrooms to the house).  

Most of the time when an investor asks me to help underwrite a property with less than $1,200/month rent coming in per door, they have a couple hundred coming in per month positive cash flow on their spreadsheet and I have a couple hundred negative on mine.

Hi all,I am looking at a potential rental acquisition where the home contains a garage conversion into a room and it is unpermitted.Note that seller has not included this room in the sq footage and i am not purchasing it with the assumption of conversion to permitted.If i were to buy and turn into a rental - is there any liability to renting it out with that unpermitted conversion?

We are turning the 2 car garage into a theater room, redid much of the flooring in the house, added a sauna, etc.

It's on a nice big lot and includes a large metal garage/shed. 

What you're describing is a pretty solid strategy, and a good way to get your foot in the door.

This is a 100% vacant building of 1/1 units with 3 garages.
