I haven't heard how it can fit into the long term hold strategy?

Unlike borrowing from a bank, you'll find everyone has different criteria, which might fit certain deals and not others.

Is my problem my broker or are there just not properties that fit this strict deal making idea that I have in my mind. 

We tried to design it to fit well in the sweet little neighborhood and have the style of the old Ann Arbor homes, which sell like hotcakes, but the amenities of a newer house--mud room/first floor laundry, master suite with luxury bath, large kitchen, etc.

But where in purchasing process could the private lender fit in and have a legal lien on the property until it the loan is paid?

I didn't begin wholesaling properties that weren't a fit for me until I was investing in my market full time for about 10 years.
