My part of Montana is near Glacier National Park and we have seen record number of visitors to our Park this year.

You do not need a work permit or a green card to buy property in the US, it will be tough to get a mortgage without either but I'm sure the IRS will welcome the extra revenue from an alien filing taxes.Your biggest problem IMHO is that you are not guaranteed entry at the borders and the activities you say you want to engage in when you come are almost certainly  not permitted on a visitors visa because I think they will be deemed as working.

Could be a nice play considering the student body has potential renters and Airbnb use considering the out of state visitors while also being relatively close to multiple (Mountain station and south orange) train stations with the NY direct lines

So you need half a dozen parking spaces for these visitors and they park their cars in front of peoples homes.My tenant complained to the owner of the rental house.
