The decision of how it will play out is now his but I didn't include anything about his behavior, my desire for the property, etc. as it really isn't important.And, indeed, if you are going to be in this game, get used to uncomfortable interactions and chasing people for money (or letting them take your money if you choose).Good luck.

Most business is conducted by Internet and the phone, and there's no real need to meet over coffee on a regular basis to discuss.That's just the nature of the business.Keep in mind that what may seem like a big issue to you due to being a newbee, most likely is a relatively routine issue for a Pro.

Inspection clauses are pretty routine, but some folks say they've had more success with REO offers if they have no contingencies.I make offers via my realtor.

Once you have the ability to evict you are now in total control of the situation.One other approach I add to this mix and I believe it makes the difference... start as long as the tenant is behind start a routine inspection schedule for the property.

Not to mention those events where you pay $10K to enter, and then get unlucky, and get knocked out in about 5 minutes (luckily it's only happened to me once, but I know a lot of well-known pros that routinely don't make it more than an hour into a $10,000 event because they take a lot of chances).

Again, I can't stress enough to PLEASE, PLEASE don't submit an offer just below theirs, submit an offer you can make money with, it's going to be hard for your Realtor brain to shut up while your investor brain is analyzing the offer price, just know that unless you feel uncomfortable with your offer, you're offering too much.
