Either way have it on paper and documented so nobody is unaware.

If the seller was truly unaware and "shocked" at the findings then he will understand your hesitation since this was a  surprise to both of you.

If you could truly help people and not unfairly profit from their loss - and don't kid yourself thinking that you will profit in a huge way in a noble way and that you really mean to "help" people, if they are unaware of your profits - then, you will do well and be able to sleep well at night, as will your wife/husband and children.In other words, do the right and noble thing first and foremost. 

But, if the landlord did great tenant screening and this tenant never showed signs of being a murderer, then not likely.So, it just depends on the situation and if the landlord was negligent.For those unaware, a tort is just something you can sue for in civil court, as opposed to criminal court. 

My houses do not listen to the news so they are unaware that they might be worth less and the tenants keep paying their rent.
