Most of the house hack-able houses in this area aren't very suitable for my family.

@Amelia McGee What is your criteria / why do you say nothing on the MLS is not suitable?   

I have had a few short term rentals, but although there's good money there, that's also where more potential property damage occurs so I'm keeping it more for the winter visitors and doing upgrades during the summer months.

My rent is high but yet they can’t even provide a suitable washing machine...I’ve read pretty much all of these articles already and have tried vinegar, bleach, and baking soda.

I doubt they are suitable, meaning they'd all have to be replaced.

I heard something about portfolio lenders or commercial lenders, but is it going to be suitable for my situation?

If you create 20 co-working spots, make sure they have enough parking spaces for your tenants and visitors.

For example: sending me (6) of 3 bedroom newly renovated single family homes when I am looking for a 4/5 bed multifamily that is a little rough around the edges/needs a bit of work.I am new to this so any advice on this topic/information on where to find suitable real estate agents would be great!
