It may be hard to leverage that money with a lender but they are out there OR you can simply take the money and buy properties cash if the loan is big enough.

The wholesaler probably doesn’t believe the deal will close, just wants a contract from you and sellers failure to sell as agreed so he could establish the lost profit due to seller’s non performance and sue for the $15k differential which is easier to win rather than specific performance.

Having a Pre-approval letter or better yet a loan commitment and a Banker to call and reassure the sellers agent you can close in 30 days or less also offers a huge advantage.In this market using a DPA is not a bad idea since rates are high and when they drop you simply refinance for a lower rate and payment.

I am not sure its the rate of return that entices them all the time, I generally think they simply do not understand the risks and or do not have deal flow to find the safer 1st position loans given the smaller amounts of money that they have to invest..
