I've been involved in family business and entrepreneurship since my teens.

I learned the buy a listing in my late teens ( i started selling RE at 18) and realized I did not want to be in the home selling business because of exactly what you talk about  agents telling clients their home will sell for more.. or the reverse agents without  enough fortitude to tell the seller we are not taking that listing its 50k over priced..  

I see this happen a lot and it's a shame it wasn't the other way around [find the PM first and get their input on what to buy].I owned 11 duplexes in Indy when I first got started because they looked soooo sexy on paper!  

But someone with cash that wants to buy and eliminate those risk for the seller is much more rare and much more sexy to the seller.  

That's the beauty of real estate investing, there are so many great options to consider, and any that make money are good answers 😁 she'd have to lower the refi ltv, but then the title of the thread won't be as sexy. 

I would not do it just because they will find something to complain about, its too slow, it goes out when the weather is bad, etc. and want a discount.Also, I have two teens, and when they and their friends are here they each watch sooo many videos on their phones, play games, etc. all at the same time, that I can not even do things on my computer. 

My clients take a different path to the fully rehabbed homes and we have managed to see our returns in the mid-teens on a consistent annual basis.  

I also do a lot of the work with my two teens. 

Armando runs some very slick 30 min weekend TV segments here in the NY metro area.They are so sexy that i know its a scam and they make me want to call and register.No doubt he makes boat loads of cash from training.

Private lending is not as sexy as flipping but as a first step into flipping it is a good way to get involved and get some experiance without jumping fully in before you know some of the ins and outs.
