The team leader is definitely a genius when it comes to Real Estate.

I like him.. my daughter and son follow him religiously. 

Once you find the niche you are most interested in, try and find the top 5% producers in that space and follow them on social media religiously.

I would however be there for any work done in the property I'm not familiar with, for at least a couple hours, then swing by when they are finishing, and have one of the foreman or team leaders explain to you the process (bug extermination company scenario, I don't think is worth it).  

Also, something to keep in mind as a best practice going forward: make sure your lease agreements allow for quarterly inspections of the property and do them religiously (either yourself or your PM).

Is there a Google Sheet or an Excel file already out there that you use religiously?
