The black couch was probably a big expense and you can work with that if you need to, but bring in some softer colors and some neutrals and let the black be the major point of contrast.

In it's current state, the building is cash flow neutral. 

The only long term rental type I have found that consistently cash flows neutral or positive are Multifamilies.  

The public should be aware, however, that a chlorine bleach solution IS an effective sanitizing product that kills mold on hard surfaces and neutralizes indoor mold allergens that trigger allergies.Using bleach can cause serious health problems.

I'm running few numbers and they all seem to be neutral or negative with regards to cash flow.

Just closing the delta by $100 would go a long way to bringing me back to net neutral cash flow after the cash out refi and a year or two of future increases should bring me back to positive.thanks again!

Now, it is very possible there could be ways to neutralize this factor by finding properties with misaligned tax assessments, but I wouldn't necessarily consider that a viable strategy.
