This can prevent two extremes: under pricing below market and over pricing and having an idle asset.I believe this method will provide a proxy rent strong enough to do deal analysis with, particularly in a well diversified portfolio.Let math do the heavy work and massage as necessary for finishes and how fast (or slow) the unit needs to be rented.

However, in any deal you must still bring some value to the table (capital, experience, ability, resources, etc) otherwise the remaining parties have no motivation for your involvement.As a new investor with no demonstrable track record capital is your easiest ticket to the table.

Here in Southern CA deals are out there but very expensive, which means an investor will have a LOT of money on the risk table should the market turn or something changes.
