Howdy biggerpockets,I am in the Marine Corps, and am moving to Camp Pendleton this summer and will be there 2 years minimum.

JEN - I have a friend who held a security deposit in Marin Co for 22 days (1 day past the statutory deadline) and she was sued and had to pay 3X the security deposit back to the "professional tenants" even though they did over $3K in damages.

I deal in mostly the greater Onslow area its similar with all the Marines renting.Greenville is great due to the college kids, make sure you get them to sign a 1 year lease or they will ditch during the summer and leave you that time with vacancy's.
