I am starting a new business next summer, would do it now but it'S not possible logistically until next summer.

If someone doesn't appreciate that I have to spend $350K a year on marketing, have a full time assistant to take all the incoming leads, have a full time acquisition person to go on 750 appointments a year, have a full time closing coordinator to deal with all the title issues and logistics of closing 100+ houses, that's ok.
