So your job has transferred you somewhere else that requires you to move out of your "geographical commuting area" would be an extenuating circumstance.  

While you can usually buy them on the cheap that's not to say that you'll ever get your money back and you're on the hook for the rent, utilities, etc. while you're trying to sell it.Look for MHC's that are gentrifying and in an upwardly mobile (pun intended) geographic and socio economic locations.

That could throw you way off on value...After a quick search on Edina Realty I didn't see anything matching your description in Mendota Heights but I think I found it after a google search on Realtor.com. 

To muddy the waters a bit more, some brokerage firms will also set up a Solo 401k or Individual 401k which meets the description above.

It was put in the tax assessor site with the wrong street name, but I found it using the legal description and an alternate searching method.
