Not to mention, I find it much easier to negotiate contingencies, extended settlements to sort out zoning or other items and even settle with permits in hand with MLS listed properties which is undervalued by most but can greatly reduce your transactional costs and open the door to better financing options.

I have heard that most cabins are failing inspection, but it is for easily fixable items like no exit map on each level or the charcoal grill being too close to the house etc.

If you do not meet the schedule, a day or two for each item, and they tell you the schedule, you loose the $2500 credit card prebidding charge, otherwise they cancel that charge.

I would say the biggest things to look at would be do you want replacement cost (amount needed to replace/fix at todays cost) or actual cash value (depreciated amount depending on age of roof, or item damaged).

@Albert Johnson easy--you retain the cost of fixing the problem out of the tenant's deposit, and send the tenant an itemized report showing exactly how much it cost to fix the problem (and abide by any other local laws/regs regarding deposit retentions and refunds).This is what the deposit is for!
