Then the next day while using a short piece of 2x4 to support the install of the new blue tooth music capable exhaust fan the 2x4 let go right through the 20x72 window.

Hi all - I am working to close on my first rental here in the Phoenix area and unfortunately after exhausting all other options we were able to secure a private lender from within the family.

So, like David and Adam said, an umbrella can only extend an underlying liability policy and only kicks in when those underlying limits are exhausted.

These lists are not meant to be exhaustive, just a representation of the companies the bill may impact.

I cannot attest to how wet the basement  was prior- but it is bone dry now ( and there are 2 dehumidifiers we still use almost continuously) I don’t think I would personally invest in waterproofing unless the issue was very bad and all other options are exhausted first.

I get that, I’m exhausted too.
