I've found several with a monthly HOA less than $150/month and comes with great amenities for my renters and what a relief to not have to maintain the building or yard.

Interior French drains and drain tile systems, while providing relief that is relatively inexpensive, are inferior to the exterior French drain system from a technical perspective.

Bob is right, you will need relief from that stay in order to do anything...which includes talking to the borrower.  

and upgrades, I got/get them done as I saved up the money for them.I also now have a HELOC for the property, which is a huge sense of relief. 

So I have to come up with approx. 7k-10k,  definitely not as bad as the 20-50K I figured I would need in hand originally so there's a little relief there.

I am guess, although not sure, the landlord likely has to file for relief first.

Second, make sure you educate yourself on your rights under the Service Members Civil Relief Act.

Keep in mind, someone going through foreclosure is already experiencing a lot of pain, so instinct tells me that inviting them to some relief is the way to go.Your assumption that they are motivated because they are only 2 weeks away from a sheriff sale is probably off.
