Another big problem we encounter more often than not is when they're swearing on Jesus Mary Joseph and everyone else they are deposit ready, then having some reason why they can't pay the deposit; or trying to do half of it now and of course the other half never materializes.

In addition to what Michael said-if you do go ahead with purchasing it, write in the offer that they can not rent out the vacant half, deposit from the occupied side is transferred to you at closing along with prorated rent and get a copy of the lease that has been verified.
