The agent does all the work, vets the prospects and you only show and approve/deny the agent's workIn 18yrs, I've never had an agent bring me a prospect and I self manage my 6-units.

@Brett Wolk As other have stated, using age do deny a loan is a FHA violation and carried penalty.

How many of you can keep a rental for a year with no income while still paying insurance, taxes, water, sewer, and oh yeah lawyers fees above and beyond that all while taking time out of your day to go to court on and off again for months....My plan is basically what I stated from the beginning is lawyer up and pray that he is in fact held to a higher standard and they will deny his request to go downtown where the courts are backlogged, while also deny his request for a Jury trial. 

To make a long story short I'm in this situation because my house for sale literally fell apart at the closing table because the buyer was denied funding at closing.I'm now faced with finding my own funding for the new house while i wait for my old house to sell. i don't know if private funding is the best option??

Within 2 weeks of the locks being changed the tenant filed suit ($10,000) against my parents in small claims court claiming that she was illegally locked out of her home and denied access to her medicine which caused pain and suffering. 

Do Not get a rental/landlord policy for a vacant rehab property, any claim will likely get denied.
