All our units are in PA now but hopefully we can close a deal in warmer climate like Florida in 2-3 years but I’m not attached to it happening.

This means a political change invalidates all the past data for the community.I also strongly believe that in the current regulatory climate, when looking to buy for purposes of STR, you need to make sure that the market has a serious rental supply shortage.

This climate can cause a landlord to unload some properties and get rid of the headaches these tenants provide.

I think this is just another myth (not counting retired people going to warmer climates of course.) 

In the current climate we’re not seeing them agree to this often. 

Anyone found an intermediary with a good selection of residential real estate away from frothy coastal areas and geo-climate risks?

However I would look for job growth, warmer climates, good taxes, 5% -7% appreciation. 

Both of these roles are valuable and in todays climate Money is everywhere, but great Execution and Dealfinders are few and far between.Go out there and start finding deals and executing, and get ridiculously good at what you do and the Money will follow.Good luck in the journey!
