Most people are required to have 2 years of experience but if you are a student, and receive a job offer in your field of study, the lenders are allowed to use your student history as your job history. 

You need to study your state landlord tenant regulations and ask for a opinion from a legal rep familiar with the codes.

I'vee been studying the market for a while now and few opportunities have presented themselves as viable for an owner occupy investment while also leveraging the VA loan's 0% down.

Your next step, aside from intensive financing and investing research/study, is to now take the money you were using to pay down your bad debt and put it towards saving up cash to invest in a DB and for reserves once you buy your first investment property.Difficult to go far in this business without either cash or a cash partner.

I know you mentioned potentially a larger security deposit or paying six months rent upfront, but I have a feeling holding her to different standards than other tenants might cause you some issues based on information I have studied (I haven't finished the course for my real estate license yet and I'm no expert or attorney), but better safe than sorry!
