It's that last agreement you're specifically asking about, but you'll want to understand all three before you move forward, because they are interrelated.There are plenty of ways for you to get your fair share, but the best is to have it paid right off the settlement statement (formerly known as the HUD-1) by the closing attorney.My best advice: Assuming your JV partner has worked with other investors before you on similar deals, talk to some of those folks to find out what they did and whether they had any issues getting paid.

I've been a real estate investor for 20 years and I can tell you it's happened to me 3 three times where I was sitting in settlement and it turned out that the person attempting to sell me the house was not the owner.  2 times were outright fraud, and one time was a gentleman who had been scammed and was selling  property he "bought" years ago.In 2 of those cases I tracked down the original owners and went through legal channels to have the ownership reverted.When I say Philadelphia is unique.

The loan specifies: ESTIMATED SETTLEMENT CHARGES, ESTIMATED DETAILS OF TRANSACTION, ESTIMATED PREPAID ESCROWS, and ESTIMATED SCHEDULED PAYMENT.
