You will have a very short period of time between the students moving out and the new ones moving in each semester to get all of your repairs and cleaning done. 

I just will not be coordinating repairs, cleaning and what not.

N4 & L1 sequence is the one that corporate landlords routinely use.

@Jeremy MichielsI would make sure they give you a clean title (either they run a title search or you do it if they don't) since it will be off-market and not regulated.Other than that, just be aware of the obvious stuff like don't trust their numbers.

It's mainly cleaning up wiring in the basement and replacing outlets and switches.If nothing else, this has been a great learning experience.
