@Michael Noto they aren't very good tenants, they left garbage in the middle of the yard one week, were late on rent last month, smoke inside, and play loud music from their cars outside.

Real estate in at a market peak is like a game of musical chairs.

However, some of the intro music is comical..makes you feel like a band of belly dancers are about to arrive.

Applicants' middle aged dad came along with them and played loud music videos on speaker phone during much of the showing to amuse himself.

@Danny MenendezI agree with all that Alex mentioned above except that you can get a mortgage with a Mexican bank without stated Mexican income and based on your US income.

@Pedro Martins  Of course you would get that impression you probably think I was handed everything I have ever gotten and never had a rough knock in my life  :)Social welfare long term simply is not sustainable.. out here in our area the west coast we have issues with Illegal Mexicans using our emergency rooms as their every day doctor.. they know they cant be refused. and they know they don't have to pay so they just sit in the emergency room until its their turn. 

I have the Homan bus stop on my block, Roosevelt Rd Bus about a block away, and I-290 and Blue Line less than a mile north of me, not to mention Douglas Park which is now starting to attract music festivals and other positive events, which can someday attract potential (responsible) renters and/or buyers.

This is important because the translations from Mexican lawyers are often substandard so you need to be able to check it yourself or have it checked by somebody bilingual that you trust.Kudos to you for investing in Puerto Vallarta.
