Obviously there will be a fee a pay for the services of course but i’m noticing most CPA are trying to sell me a packaged deal meant for REI who have larger portfolios with complex tax planning/strategy needed and I haven't found someone who fits my need.  

I can tell you what I would do and why, but that's because it fits ME.

Listen to the podcasts, read the forums, learn the niches and start figuring out which niche fits your strengths.  

Even a nice city like Corona has the Home Gardens are, which is a lot like SB, in it.I would not cross SB off, I would just be very careful when considering a property there to see if it fits your requirements as a whole.

I would recommend you visit a few different agency's and base your decision on who has the best fit for  "you".   

Would ooba-tooba granite be a good fit here?  

It looks like there are a lot of smaller multi-family properties along the I-40 corridor that would fit my price range/return targets.  

Doesn't seem like it fits the BRRRR strategy very well since he'd still have a lot of money tied up in the deal.
