We always do a 15-business-day inspection period and advise the seller that we will need access to the property, which usually takes 2 to 3 days to get our financial partners and contractors to the site.

Creating a good team of honest people especially contractors can take a while.

I'm deciding if I want to be the general contractor or hire one.

Let me explain with example:- Assume I purchase land worth 50K in August 2024, and then hire contractor/architect and spend over 100+ hours discussing the building plans, etc to either construct a SFR home or a Manufactured/Mobile home.- I will also supervise the construction and other related activities (but will NOT build the house myself) .- Let's assume the total cost of construction is 200K (or 150K if it's a manufactured/mobile home).My Question would thus be- Can the STR tax loophole strategy allow me to offset 60% of the 200K amount that I paid towards construction of the home, (or 60% of 150K if it's a Manufactured home)Any success stories with this kind of approach?

I previously worked with a contractor to help with permits and drainage since there’s a possible wetland issue, but unfortunately things fell through between us and I didn’t make progress.

Just getting contractors to show up can be a challenge, and if no one is looking over them they take ‘creative freedoms’ on how and when your job gets done. 

I have posted the listing on all major sites like Zillow, FB marketplace, apartments.com, Craigslist, RentRedi and have had my contractor put flyers all over the place.
