The key for me wasn't to invest in the 'best place' but to know a market so well that a deal jumps off the page when it appears.

@Joseph Alfie how well do you know the differences between Class A, B, C & D tenants/neighborhoods/properties?

We have owned a STR in Florida's panhandle, which has done very well for us for 10 years. 

Other good strategies, are targeting tired landlords (absentee, owned 10+ years) or drive around and find distressed properties, and call the owner from the records you find on TruePeopleSearch.comAnother method if you want to stay on market would be to send offers that are well under asking price for properties listed 60 days or more.  

I have heard mixed reviews on virtual bookkeepers and would be open to hiring a domestic bookkeeper as well.
