My places ALL have shutters on the windows and 100% tile floors, 3/2 and one story.  

I think there are two maybe 3 ways to look at this in my mind.  1) you go into it and bring it all up to modern standards but using that old charm to basically take what is there bring it up to modern standards and rent it out essentially I'm thinking cocktail bar or something trendy like that.2) most banks are on really good centrally located real estate if this is true, then I'd consider it for the dirt, plan to scrape the lot and go vertical with whatever the highest and best use is.3) a kind of combo of the two, if the lot is in a good location and its doable, pull the vaults or other "character pieces" out of the building, scrape the lot, and build whatever is best suited for the site there, but incorporate those historical pieces into the final designs.Is the site near a major retail area? 

I had a lot of plumbing work done (rough in basement, egress window work that he arranged, etc) to the tune of $7,000.

you just have to estimate them based on what the property needs.so if it needs a new furnace + a bathroom gut and remodel + new windows, you estimate that.  

Needs gutters, full kitchen and bath, floors, paint with some drywall repair, windows, front porch and the deck on the rear is pretty poor as well.

If you purchase online, find a retailer that has the delivery window at the point of purchase.

Despite the competitive pricing and the fact that it’s been completely remodeled (new roof, HVAC units, windows, floors, appliances—you name it), it’s still sitting on the market.I’m trying to figure out how to get this property to sell faster while still turning a profit.

One place I have stayed a couple of times at you can look out the window see the Ocean and the beach and the cops moving the homeless away from the grass and benches there.

And about a week later I get the notice from the bank that the Alienation of title clause in the debt instrument is being invoked and I had a short window to pay it off or they were going to foreclose..
