We've owned one rental before (unintentional landlords due to a move) and loved it, so we are in the process of using Bigger Pockets regularly now as we begin our research.We are currently focused on the Nashville / Hendersonville / Gallatin area of Tennessee as we have family there who can assist with first hand knowledge, but are exploring all options, and are open to any/all ideas and advice!

@Freddie Bogard VA loan is an amazing loan product and extremely misunderstood by agents who in turn unintentionally mislead their sellers on not take it because buyer doesn’t have any money in the deal “no skin in the game”.

To answer my own question on this; 1- it won't have much affect on myself per-say as I have long prepared for asset transfer strategies that will work well for this too, unintentionally. 2- I am getting back with my CPA, attorney's and trust "pro's" to make sure I am most up to date on everything, and then putting pen-2-paper to help my clients with strategies found that help to mitigate the effects.
