I've underwritten hundreds of deals, submitted tens of LOIs and not had a single one accepted- The BRRRRs I did do weren't true BRRRRs because of low appraisals, or not accounting for all costs properly and I ended up leaving around $10k for each one in the deal.

I did this my first time.Someone says something in a post that they didn't mean, or later found out wasn't true or factual, etc......among others.

But true my wealth primary have comes from something less glamorous: boring real estate.What's "boring"?

Steve,It is true PE and investment groups have been gobbling up the market over the last 10 years- so much of the 'great all TOH parks' are more and more difficult to find. 

Is this true, and if so should I consider this now or wait until I have a few properties I can put into it?

I'd list them simultaneously & just getting bookings no matter which platform it's from.I hated ABNB when I had STRs.... true, their platform was more advanced while VRBOs felt kinda 'clunky' (for lack of a better word).
