If anyone has done this in the Triangle, how long has the permitting process taken, and what would you say the cost per square foot would be to add a 700 sq foot master suite with permits included?

I'm an investor located in Chapel Hill, and I can tell you they're are a lot of great resources around the Triangle.

If you have a triangle with time, cost and quality as your 3 point, you will give up some on one area and it will cost you in another area.

Hey @Kelly McMillan I had good success on some pretty serious foundation issues on a project in Durham and had good success with Triangle Reconstruction.

I'm interested in Old Louisville, U of L area, Highlands, Cherokee triangle, Crescent Hill, probablly St.

Not sure which meeting you've already been invited to, but since you're in Raleigh I definitely recommend checking out the Triangle Real Estate Investors Association (TREIA), particularly their meeting for new investors that happens at the beginning of every month.
