Lexington is a weird market with low occupancy, 90-92%, and there aren't many assets in the market.

Outside of real estate, I enjoy Working out, training my German shepherd, and traveling with my family.

I was wondering if most wholesalers have stopped using direct mail and just moved to google/facebook to find deals?

The market is tough for everyone, new and experienced.

Do we focus on flipping, (currently we have actually been trying to do this, but we physically can't find enough contractors in our smaller market <100K population to do that much work).

I have purchased an off-market property from an investor who now wants to sell the rest of his portfolio.

You LP lost everything.Other ways, poor property management team isn't managing property well, and syndicator bought in tertiary market with only one or two managers available and no way to self manage.  

Much like other markets in the Midwest, investors go to our market because of the low barrier to entry.

You can arguably make it work in any market.
