Industrial buyers probably didn’t like it because they didn’t want MHP and self storage and vice versa.  

The value of the hotel is based off of how well it's being operated.My advice would be to get a job in the hotel industry.

I certainly don't want to get into the business of being a "bottom feeder" that takes advantage of people, but if there is space in the industry for someone to help people in your situation while making a fair profit, I wouldn't mind learning more and getting involved.If interested, message me.

Going back to a W2 is not what I want to do, at least not in my old industry. 

If you’re looking to invest in your backyard, it helps to network with as many locals in the industry as you can.

I call them in-between because they are conferences, so not like your local meetups, but they are not truly "industry" conferences like NMHC, where you will meet primarily career, corporate multi-family people.Bigger Pockets Conference and Best Ever Conference are two that likely would cater to people more in your position.  

I recognize how much work is needed to succeed in this industry, and thanks to the US Army working hard has never been an issue for me.

Most of the easy "lipstick on a pig" transformations are gone - you're often looking at more serious rehabs to make the numbers work.That said, we do have some advantages: strong rental market (lots of students, young professionals), still relatively affordable deals, and good appreciation potential in many neighborhoods.

Apparently, because rates increased here so astronomically in the last 2 years, the insurance industry believes their numbers are correct with the risk.If you have the correct coverage @Marc Shin, you should be covered (although you should also have budgeted or baked-in costs for minor issues/damage).
