In the D neighborhoods the cash flow returns appear greater in theory, but in reality the area will always create additional wear and tear.My solution was to build an enclosure to conceal the exposed water heater, adding "fake" security cameras (real are better but it wasn't in the budget at the time and still did the job).

We see a lot of them up here in small post war bungalows but they are encased in closet type enclosures next to the HW tank.

Afew days after she moved in, I saw her glass snake enclosure on the carport and asked if she had a snake.  

This means you need to make sure that the dampers at the top opening of the enclosures are open, if you have them.

I have seen people make custom enclosures and put countertop on them if they are those shorties.

Somewhat similar of a job, demo of a few walls on first floor, re finishing the hardwoods, updating kitchen (ceramic tile flooring and cabinets)and bath(Vinyl flooring), little bit of work on front siding, finishing a basement, dry wall anywhere it's needed included, and removing a back enclosure. 

Another option I was thinking about was relocating the gas line so I could move thestove to a different part of the kitchen in order to build an enclosure for the water heater unit. 

I have been marketing to Probates in the Tulsa area, and part of my enclosures is a local resource list.

I do like the idea of changing the shower handle - however, we were able to save about $600+ by not changing it and the entire shower enclosure and instead giving it a deep clean.
