It's disappointing because we've put a lot of work into these buildings and we were so close to the finish line of them being stabilized and would have been there already if he wasn't such a meddler.I've watched this guy use the same tactic of trying to threaten and intimidate delinquent and outgoing tenants with zero success and he never follows through.

Morris pulled out many of the tactics of those days.the biggest was his take away close technique.. your interested.. well we are so busy that we cant talk to you for 3 months and 5 days and you getter be at your appointment when its your time.. then get them on the phone and they like a certain property and they reply sorry that sold.. now you have this false sense of urgency and they just jump at the next one.

You can't count on believing that the family member will not produce a handwritten lease (real or not), or other paperwork & tactics, to throw a big old wrench in your initial/expected timeline.You CAN expect that if they see you as the big old rich/developer/bad guy enemy, they will do as much damage as they can, and drag their feet as long as possible.See if you can feel out what the relative actually wants/ needs, connect/come prepared with info on resources for local "housing help" options, etc (perhaps), and figure out what you can do to solve the problem (cash for keys with an incentive for quicker move out timeframe?
