I wouldn't rely on their value in your purchase but as @Paul Smythe touched on if you were or end up flipping consider that you're end buyers probably don't surf Biggerpockets and know how dubious those numbers can be.

Hi, while surfing local community sites I found a non-profit credit counseling site.

I'd strongly reccomend surfing these boards first for a while and learning about the type of deals that others are doing.
