As far as investing for income and equity I am moving strictly to Syndications.

I prefer to keep all my dealings strictly business, no personal decisions when ever avoidable.

Some areas are more lenient, while others can be pretty strict, especially in residential zones.Liability Insurance: This is a must, and it’s different from typical landlord insurance.

A 1031 exchange requires a fiduciary to receive the money and has strict rules around the whole process.

Some people have more strict ethics than others.

$200 admission, strict no selling by the presenters... ahh the good old days.

Rates will be a bit higher and amortizations likely lower, but there's no such strict limit with them.
