If you don't have time to put into investing in RE, then you shouldn't be doing it directly.If you have a stockpile of cash, you might want to find a local investor and see if they'd be interested in partnering on some deals with you.In my experience, the seminars are an approach for the "guru" to get access to cheap/easy cash with very little if anything promised in return.

I also feel like not being active means that you won't pick up the tools to be able to know when to get into a falling market when you have been sitting on the sidelines.BRRRR is a sweet strategy, but if you have a stockpile of cash, there are other ways to deploy at least part of it while you continue to search for deals.
