Have you explored direct mail campaigns or partnering with local realtors who specialize in off-market deals?

I'm a Project Manager at an Architectural Firm specializing in Custom High-End Homes. 

Unfortunately, I canceled about a month in when I realized the scam.I signed the contract in good faith and tried to dispute it with my credit card company, but they lied to the credit card company, showing them only the first contract I signed.

Does anyone know if BiggerPockets has RE agents who specialize in land purchasing?

Seller financed (probably) won't be reported to the credit bureaus and so won't impact your credit score at all.

It sounds like you want checkbook control, @Katie Accashian  In this case, you need a special-purpose LLC.

Keep your payment at no more than 35% of your income and minimize your credit card and auto debt.  

There are many HMLs that will finance new construction, but much of it is based on your experience, credit score, and the expected sale price.

I haven't spoken to the county yet, but will make that phone call today.As far as financing -- I was leaning more towards getting a business line of credit or using a business credit card and rolling it over to interest free cards.

Their price structure is probably different but I would use any free consultation available with all law firms that are specialized in asset protection before deciding what structure to use.Also this firm and one it’s lawyer (Clint Coons) have great YouTube channels that will give you a plenty of free information to educate yourself about some of the structure that you may consider.
