Ask the tenant for a forwarding address for their deposit, if they don't give one send the deposit to your rental with the words ADDRESS SERVICE REQUESTED in the middle of the empty area between the address block and the stamp.

I also had a green tag on the garage permit and thought that the certificate of occupancy was for the entire project. at which point I put the home for sale, only to learn that the permit for the garage portion did not have a final stamp of approval when contacting the building department, I was told by the manager he would not allow an inspection on the garage permit that I had not completed the variance process and would need to revisit the entire process in order to receive a final inspection on the garage permit . there is a lot more to the story than I would like to put here but I feel I am being wronged by the manager of the building department for some reason unknown to me.

If you balance the portfolio with say 80% cash flow positive and 20% on the extreme ends, you'll mitigate the risk of losing your shirt should the prices drop as your portfolio will be self sustaining.

Most that try it lose their shirt or eek by with returns until they can finally build enough capital to sell off and move into less intensive assets.If you do try this you might want to start really small and something close by so your risk profile hopefully is somewhat reduced in comparison to your overall net worth.

Ideally I'd like to find a property where I have a reasonable chance of not losing my shirt with contingency plans (i.e. retain the ability to use it as a LTR or MTR if STR doesn't work for whatever reason).
