When you are first starting out, experience trumps monster profit.

Evernote is great for putting in notes, also if you have PDFs stored in Evernote, you can search words within the pdf.Podio is a monster of a program, it can handle a lot of your stuff.

While you aren't going to see monster gains in the midwest like you do on the coasts, you also don't see major crumbling here either.

I've been looking at doing a little more in the stock market (i.e. options, new IPO's, robotics, lithium, Marijuana related investments, etc) as I've done quite well during the past 6 to 7 years.

I really didn't hear anything that's good about having a realtor license...but if you want it just to let people know you are a realtor..then go for it...I mean every time I speak to someone new the very first  thing that comes out their mouth..is that I am a realtor...that sound so robotic lol...

Being a 6-unit, you're definitely going to want to make sure this property is up to code or you could get hit with a monster expense when the Fire Marshall walks through.
