Many defaults will occur on variable interest rate loans and either restructures on debt is needed (refinancing) or defaults.

Shortest I hear of is 3 yrs,  3pts first yr, 2pts 2nd, down to 1 pt 3 yr then if you sell or restructure (sell one out of the bundle) no pre pay but costs to restructure the loan or be forced to put a new loan with a new closing on the remaining houses.I've heard of DSCR loan terms down to 6% a pt to close 30 yr fixed.

Since there was some floor plan re-structuring since we added a bedroom on each floor, and removed a wall to open up kitchen/living room area, it would have be better to demo all plaster and start fresh.

When GM received their bailout money, it was accompanied by bankruptcy restructuring...the pref holders and bond holders got pennies on the dollar.

Lenders need to be more flexible (late payments, delay payments, restructure terms, etc.), then landlords would be able to assist with this a bit easier.
