Or do you mean that you have a branded account that serves as co-host to all the listings and you respond to people via the PMS through the branded account?

It is hard to respond to this without fully understanding the issue and missing pertinent information such as what market etc. 

Well it sounds like this would-be deal is uniformly looked at with suspicion and concern from those of you responding.

They are very likely to respond, but keep in mind you can't get dollars from a turnip.My experience is wear and damage are higher with some S8 tenants and not at all with others, just like regular tenants.
