If the income requirements are met, credit looks good, and employment history ( at least 6 months +) at the same job, move forward with the applicant and request additional deposit.That's an old eviction IMO.I have a current tenant that I leased to with low 500 credit.

This gives only 56 days of notice, we just realized the bill requires 90 days notice, though it is confusing as it is referred to as an ‘eviction’ in the bill.

The law states:"a landlord may require a prospective tenant to pay the landlord’s actual cost, up to $25"https://docs.legis.wisconsin.gov/document/statutes/704.085(1... states that the most a tenant may pay in Wisconsin is $25.

Also check and verify income (and proof of with paystubs and/or tax returns), verify rental references etcYou will want to have a minimum requirement for approval (such as credit score, income etc)  and state that in your advertisements.Good luck!
