Full interviews, full background check, do they keep a messy car, call their references---after you do that then trust your gut. 

Look at all the above and more.History, experience, assets, ability to pay, collateral, references, credit score, etc.The more the better.

I would also consider talking to her broker.Also, has she provided references from BiggerPockets or Google Business?

“Low money down payment” are you referring to taking out another FHA loan or going conventional?
