Brad,The home needs the kitchen rearranged with backdoor moved to another room, full and half bath update, new windows, carpet, paint, landscaping, door replacements, and a air conditioner. 

-Is there even a good case for doing a full update, opening up walls, and rearranging things?  

Second toilet could be consolidated with kitchen.It's a small space, so you won't see much savings rearranging.
