Isn't it possible to own raw land that also has a ground rent? 

I don't want to get a 30yr rate thinking it's a good deal and get the raw end of the stick.

Hi, A group of my colleagues and I have been presented with the opportunity to buy a good sized parcel of raw land in AZ.
