I'm only saying they're not as prevalent as the ones that do not cash flow.I think you raise a great point Max, not the one your stating but the underlying that brings one to say or think such which is this "rainbows n fairy-farts" fantasy that there is some plethora of "ATM" investment real estate out there.

If they support a rent increase, you could look into raising your rents by that amount to offset the cost.

While the economics are not as favorable for you, raising $300-$400k to buy something like a 1.2mm property will be far easier than trying to raise $10mm to buy a 100 unit.

IMO, even at $1.25M, and assuming you can improve occupancy and raise the rents to the low end of the market range (after doing the rehab), I think there's a deal here.

After a $500 plumber bill I no longer wish to continue stressing out about this business; at the beginning (10 years ago) it was fun and challenging, now, after seen how we are the ogres (landlords in general), the outrageous government response with the eviction moratorium during Covid, the raise in taxes and insurance, service people who charge you more than a brain surgeon, the fact that this country is becoming dangerously socialist and the tenant drama I finally decided It is time to look elsewhere for investments.I just cannot find any information of what to do when I sell my properties.
